Description:
A recipient is a role in nCino Mortgage that allows third-party recipients (Settlement/Title Agents, Attorney, Builder, Gift Giver, etc.) to sign/print/review documents and packages through the Closing Portal.
Closing Portal:
- The Closing Portal is a separate log in portal specifically for recipients.
- If there are issues accessing documents in the portal have nCino Admins check this setting is enabled: Doc Viewer Enabled

Packages are assigned and sent to third-party recipients through a Loan Origination System (LOS) like Encompass.

After the package is sent, the recipient will receive an email notification
Recipient Account Creation:
- Click the "Get Started" button in the email notification.

Send a verification code to the email address by clicking "Continue".
- Enter the code and click "Verify code."
- After the code has been verified, enter your first and last name and click "Next."
- Enter your mobile phone number and click "Use this number."

You will be prompted to create a password. Password must have at least 9 characters, one uppercase letter, one lowercase letter, and one number.
a. After creating a password, click "Save."
Signing a File in the Closing Portal:
- Locate and select your File. If you do not see your file, click on the arrow in the center.
- Under Tasks, click the drop-down menu. Click "Sign."
- You will be brought into DocuSign to sign the document(s). Agree to the Terms and Conditions and click "Continue."

Click "Start" and locate the first Signature Box. Click the Signature Box to Adopt a Signature.
a. You may "Select Style" to use the signature DocuSign has created for you, or select "Draw" to draw a signature out using your mouse.
b. Click "Adopt and Sign."
- Click all Signature Boxes to automatically apply your adopted signature. When complete, click "Finish."
Sharing Access:
- Closing Portal Users can share access to Closing Disclosures sent through nCino Mortgage. This could be in the event of a sickness/vacation/etc.
- The setting is called “Allow Closing Contributors“ and is on for 100% of users.

Once you click 'share file', you add the email address you want to share with, click Share.
- The shared user will receive an email with “Get Started”, directing them to create a new account for the Closing Agent Portal.

That new team member can then re-share, using the same functionality, to another email address if necessary.
Common problem:
Recipient can not find loan file in the closing portal

Have the user provide the loan number or borrower's name to locate the file.

Find the Package in the loan file under Tasks, then click on the "Track Package" option to be taken to the Package Tracker.

Confirm the email address that the recipient is using matches the recipient assignment on the Package.

If it does not match, then they can reach out to the Loan Officer or the Package Sender to have them send the Package to the correct email address.
