Description:
This article provides a solution for when a borrower accidentally selects "individual credit" instead of "joint credit" during the loan application process, and the loan has already been imported to Encompass. When this occurs, the loan officer will be unable to order joint credit reports in Encompass or the Services tab until the credit type preference is corrected. This is typically indicated in the Services tab with the following error:
Steps to resolve:
The solution involves updating the credit type selection directly in Encompass after the loan application has been imported. This can be done by the loan officer without needing to modify the original nCino Mortgage application.
Encompass LOS:
- Open the loan file in Encompass.
- Navigate to the URLA 1003 form.
- Locate the "Type of Credit" section.
- Change the selection from "I am applying for individual credit" to "I am applying for joint credit".
- Save the changes to the form.
- The loan officer can now order joint credit reports through Encompass or from the Services tab of the loan file in nCino.
nCino Mortgage - Borrower View:
For reference, this is where the question about credit preferences is located in the loan app.
Solution:
The borrower's initial credit type selection in nCino Mortgage populates the URLA 1003 form in Encompass, but loan officers can override this setting directly in Encompass without needing to modify the original application or re-sync between systems. This allows for quick resolution of the issue without requiring the borrower to resubmit their application or make changes in nCino Mortgage.
