Description:
At times during the course of a loan application, a loan officer may need to have a borrower provide an answer to a specific question and provide documentation for this question and answer with an acknowledgement or their signature and time stamp. Rather than needing to create a separate document, Borrower Inquiry tasks will generate a document showing the question, borrower answer, borrower generated signature, and date of completion.
Settings:
The 'Inquiry Task enabled' setting has been defaulted on for all companies. Any changes wanted to this setting must come from a Company Admin and requested through support.
How it Works:
Follow the steps below to request a Borrower Inquiry task within nCino Mortgage.
- Navigate to the Tasks tab of the loan file within nCino.
- Click 'Create new task' and select 'Borrower Inquiry' from drop down list.
- Either select a Template, if a Borrower Inquiry Template already exists, or enter a custom title, question and/or agreement.
- Once the task is created, the borrower can enter a unique response and acknowledge the agreement if one exists.
- Once the task is completed, nCino will generate a document with the task name, question, borrower response, acknowledgement, if applicable, and borrower name, email, date, and a generated borrower signature.
Template Creation:
You can create a Borrower Inquiry Template at the Company, Region, Branch and LO level depending on the customization set at each level. The below settings, are internal support settings that allow an LO to edit templates.
- To create a Borrower Inquiry Task Template, got to Settings at the level you want to create the template (i.e. Company, Region, etc.) and select Task templates.
- Select Borrower inquiry templates tab, and click New Template button if available.
*If you don't see the 'New template' button then you do not have permission to customize Task Templates and will need to reach out to an internal Admin to adjust this. - Like when manually creating a Borrower inquiry task, fill out the Title, Question and if an agreement will be included.
- Select the Trigger type. There are three trigger types, similar to Document Request Templates:
- None: The task is only sent when a loan officer or admin manually initiates it. No automatic creation.
- Default: The task is automatically created for every borrower when a loan application is submitted. No conditions required.

Dynamic: The task is automatically created on submission, but only if the configured conditions are met. Currently, we only support one condition at a time, and condition options are populated from questions on the loan application.
*For example, if the condition of 'Marital status | What is your marital status?' was set equal to 'Separated' on a borrower inquiry template, this template would only trigger/populate as a task if the borrower answered that they were Separated on the loan application and the loan application was submitted.
- Click Save Template.
